Introduction
If you let property in England, a valid EICR isn’t optional — it’s the law. Here’s what an EICR is, what landlords must do, and how to stay compliant.
What an EICR Is
An Electrical Installation Condition Report is a formal inspection and test of a property’s fixed wiring by a qualified electrician. It reports the condition of the installation and flags anything unsafe using codes (C1, C2, C3, FI).
- Landlord certificates, fast

- Remedials quoted upfront
- Local, friendly, certified electricians
The Landlord’s Legal Duty
Since 2020, landlords in England must have an EICR carried out at least every five years (or on change of tenancy), give a copy to tenants, and fix any C1/C2 issues within 28 days. Non-compliance can mean fines of up to £30,000.
